Pete Flores discusses ADU’s, Accessory Dwelling Units, or Granny Flats

How you doing everybody, my name is Pete Flores, your Silicon Valley Residential Broker. Here to talk to you about Accessory Dwelling Units, ADU’s. The government of California decided that they are not building homes fast enough. Which they really aren’t building homes fast enough to meet the demands of the population that exists. So its causing a bit of a housing crisis and they decided to allow a home owner of a single family residence, so long as the boundaries would allow it to have an accessory dwelling unit.

Essentially, if you land is big enough, you can add an in law quarters or an extra dwelling unit for you to live and have it for a family member or rent it out to a family member or rent it out to anybody. That also includes part of your house. For example, if you wanted to convert your garage into a full dwelling unit with a kitchen and a bathroom, you can do that.

Here in the Santa Clara County, I believe they have a streamlined process set up for you to do that. Now, all the particulars you would have to check in with your county because every property is different. It’s not limited to one thing, you can have an attached ADU, detached ADU or a garage converted into an ADU..
